FILE M2640/2641 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono (hcrcinaner "City Council ”) has <br />adopted subdivision and land development regulations for the orderly, economic and safe <br />development of land within the City; and <br />W'llEREAS, the City Council has considered the application by Orono Ambar. <br />L.L.C. fur subdivision and development by the Planned Unit DeNclopmcnt process of property <br />located within Oullot F, Sugar Woods. Hennepin County, Minnesota; and <br />WHEREAS, on March 12, 2001 the City Council adopted Resolution No. 4619 <br />granting General Concept Plan Approval fi>r the proposed development, which approval includes <br />the following elements: <br />1. Subdivision platting of Outlot F to create two developable building lots; <br />Rez.oning of each newly created lot; Lot 1 avoned from B-1 Retail Sales Business <br />District to B-6 Highway Commercial District, and Lot 2 rezoned from B*1 to RPUD <br />Residential Planned Unit Development District. <br />Comprehensive Plan amendment to re-guide Lot 2 from Commercial to Residential <br />use. <br />Commercial site plan approval and conditions for proposed ofTicc building on Lot 1. <br />Residential site plan review and conditions for proposed senior housing building on <br />Lot 2. <br />Use ofTlF financing for development of Senior Housing on Lot 2; and <br />2. <br />3. <br />4. <br />5. <br />WHEREAS, on October 24, 2001 the Meuopolitan Council is expected to grant <br />approval of the Orono 2000-2020 Community Management Plan including the re-guiding of lot 2 <br />from commercial to residential use; and <br />Page 1 of 7
