BE PROVZOEO TO VRCAMT PROPERTY ZX>CATEO <br />ON KEENE AVENUE mONM AS LOTS 6, 1, ANC 8, <br />BLOCK 16, MINNETONKA BLU7TS <br />■I <br />WHEREAS, the City of Orono is a nunicipal cors>oration organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, Sewer Project 80>1 was initiated by the City to solve <br />existing on-site sewage treatment probletss in the Minnetonka Bluffs-West <br />Ferndale area, within which Lots 6, 7, and 3, Block 16, Minnetonka Bluffs, <br />are located; and <br />WHEREAS, the aforementioned lots 6, 7, and 8 are legally <br />combined for tax purposes into a single parcel, legally described as: <br />PINSI 02-117-23 31 :042 Lots 6, 7, and 8 including adjacent <br />1/2 of vacated alley. Block 16, Minnetonka Bluffs; and <br />• WHEREAS, said parcel is under single separate ownership not <br />owned in common with any other abutting or nearby properties; and— <br />WHEREAS,’ all Adjacent lots are occupied; and <br />WHEREAS, the total dry land area of the parcel is approximately <br />0.52 acres, as compared to the existing zoning regulation requiring 2.0 <br />acres per buildable site; and <br />WHEREAS, said parcel is not buildable without one or more <br />variances from the existing zoning code; and <br />WHEREAS, construction of a single family residence on the parcel, <br />if done according to all zoning performance standards, would not be contrar <br />to the intent of the Community Management Plan; and <br />WHEREAS, failure to provide se’rfcr service would make the parcel <br />unbuildable because of insufficient room to provide for house, well, and <br />primary and future septic system drainfield; and <br />WHEREAS, sewer will be availabls in the street or right-of-way <br />adjacent to the property upon completion of sewer project 80-1, <br />FAGE_J_ _OF_2_
