The property is three lots legally combined and extremely undersized for the RR-IB zoning <br />district^ but similar in size to nearby developed lots in the Minnetonka BIufTs neighborhood. <br />2. The adjacent properties are developed, therefore there is not any additional land available to meet <br />the zoning requirements. <br />3. The steep topography of the lot makes placement of the residence difficult, forcing it into the <br />north half of the lot <br />4. The proposed residence does meet City ordinance standards for smictural lot coverage. <br />5. The proposed residence does meet City ordinance requirements for hardcover in the SOO-IGOO* <br />setback zone. <br />6. The property wus assessed for a sewer unit as part of the Minnetonka Bluffs Sewer Project in the <br />early 1980's. A residence structure existed on the property prior to 1970. <br />7. Driveway access will be approved by the Public Ser\ ices Director. <br />8.
