DraH 9/27/01 <br />A RESOLUTION GRANTING <br />GENERAL DEVELOPMENT PLAN APPROVAL <br />FOR PLANNED UNIT DEVELOPMENT NO. 2 <br />FOR ORONO AMBAR, L.L.C. <br />AND APPROVING THE PLAT OF ORONO AMBAR <br />- FILE #2640/2641 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws ol' the State of Mirutesota; and <br />WHEREAS, the City Council of the City of Orono (hereinafter "City Council") has <br />adopted subdivision and land development regulations for the orderly, economic and safe <br />development of land within the City; and <br />WHEREAS, the City Council has considered the application by Orono Ambar. <br />L.L.C. for suKlivision and development by the Planned Unit Development process of properly <br />located within Outlot I-, Sugar Wotnls. Hennepin County, Minnesota; and <br />WHEREAS, on March 12. 2001 the City Council adopted Resolution No. 4619 <br />granting General Concept Plan Approval for the proposed development, which approval includes <br />the follow ing elements: <br />1 . Subdivision platting of Outlot P to create two developable building lots; <br />2. Rezoning of each newly created lot; Lot I rezoned from B-1 Retail Sales Business <br />District to B*6 Highway Commercial District, and Lot 2 rezoned from B-1 to RPUD <br />Residential Planned Unit Development District. <br />3. Comprehensive Plan amendment to re-guide Lot 2 from Commercial to Residential <br />use. <br />4. <br />5. <br />Commercial site plan approval and conditions for proposed olTicc building on Lot I. <br />Residential site plan review and conditions for proposed senior housing building on <br />Lot 2. <br />Use of TIP financing for development of Senior Housing on Lot 2; and <br />WHEREAS, on 2001 the Metropolitan Council granted approval of the <br />Orono 2000-2020 Community Management Plan including the re-guiding of lot 2 from commercial <br />to residential use; and <br />Page 1 of6 <br />1
