The existing residence (720 <br />s.f.) and shed (40 s.f.) were demolished June 1998. The variances granted in 1997 and requested for <br />renewal are: <br />1. Section 10.25, Subd. 6(B): Lot Width: The lot is 50 feet wide where 100 feet is the <br />minimum lot width for the LR-IC zoning district for new consuuction. <br />2. Section 10.25, Subd. 6(B): Lot Area: The lot is 6,725 s.f. (. 15 acre) where 21,780 (0.5) acre <br />is the minimum lot area for the LR-IC zoning district for new construction. <br />At the August 20,2001 Planning Commission Meeting there were concerns over drainage raised by <br />members of the audience. The applicant has submitted a revised surv*ey showing a drainage plan. <br />The City engineer has reviewed the plan and visited the site. Staff has reviewed the neighborhood <br />drainage issues. <br />Statement of Hardihip : <br />This is an existing lot which was platted prior to current zoning standards.
