#01-2692 ABC Supply Company, Inc. <br />2765 West Wayiata Boulevard <br />Paye 2 of 3 _________________ <br />Outside Storage Area <br />The Municipal Code does not have a criteria that specifically defines permanent or temporary outside <br />storage. Some cities allow temporary outside storage for a period not e.xcccding a defined time limit, <br />usually 72 hours. Some of the materials tliat are delivered to the ABC site are not warehoused <br />indoors. Those items are stored in a large area, approximately 24,000 s.f. in si/e. located on the <br />south side of the building. Most of the stock o- eked two pallets high in the outside storage area. <br />The Conditional Use Pennit/lndustrial district standards require the applicant provide screening to <br />buffer the storage area and activity associated w ith the outside storage area. The property is located <br />adjacent to resideniially zoned property across Old Cry stal Bay Road. Other lots located around the <br />site are located in the I, Industrial District. Tlie properties most visually exposed to this use arc the <br />properties w est of Old Crystal Bay Road. <br />The screening of the open storage area shall be screened by a fence or wall not less than five feet in <br />height and not less than 50% opaque. Lots arc also required to be landscaped with trees, shrubs or <br />planted ground cover. Such landscaping shall conform w ith a plan acceptable by the City. <br />Planning Commission Recommendation <br />Planning Commission voted 7 to 0 to recommend approval of the request to permit outside storage <br />of excess sUK'k south of the property. <br />1 . Activity related to outside storage shall be limited to the hours specified by ABC as <br />llieir regular business hours. <br />2. All parking related In the operation of the business shall be limited to the areas <br />designated on the plan and approved by the City of Orono. Parking areas are <br />required to be a hard, all-weather, durable, dust-free surface material. <br />3. Light sources must not be visible beyond the property boundaries. <br />4. Conditions shall be placed on the limits of activity that occurs during non-business <br />hours, including deliveries, transporting materials on site and parking of business <br />related vehicles. <br />5. Screening shall include an elevated berm with evergreen plantings on and around the <br />berm with the intent to protect the residential properties located west of Old Cry stal <br />Bay Road, a final landscaping plan shall be submitted for review prior to the Council <br />Action. Final landscaping plan shall include 8 evergreen trees on the berm and 8 <br />hardwood trees. Evergreens can be substituted for hardwoods, but no hardwoods can <br />be substituted for evergreens. <br />6. All noise generated by the operation of the business shall not exceed the allowed <br />noise levels as set by the City of Orono Noise Ordinance.
