I. Sfleclion of an Architgct <br />September 15,2001 to September 30.2001 <br />A. Identify & recommend experienced I^ign professionals for possible <br />selection. <br />B. Draft & distribute Architect’s Request for Proposal. <br />C. Attend Architects Interv iew & advise Owner on selection of Design <br />Professional. <br />D. Recommend contract terms with successful Design team on behalf of the <br />Owner. <br />II. Schematic & Design Development <br />October 1,2001 to November 15.2001 <br />B <br />C <br />D. <br />E. <br />G. <br />J. <br />Develop a project management plan to identify and communicate <br />important project objectives, considerations, and strategies. <br />Establish and publish an overall project development schedule. <br />Establish and distribute a project communication plan. <br />Establish & publish an overall project budget, and project cost <br />management plan. <br />Implement & manage team planning and goal setting activities to ensure <br />effective and voluntary' teamwork. <br />Identify, establish & implement project decision making procedures, roles <br />and timelines. <br />Evaluate and recommend to Owner construction delivery' methods and <br />options. <br />Recommend and arrange for soil investigation services to interface w iih <br />the Design professionals. <br />Manage programming .and schematic process and team to optimize long <br />term success of project. <br />Establish a reporting and review system with the Construction Committee. <br />III. Construction Document & Bidding? Phase <br />November 15. 2001 thru March 15,2003 <br />A. Manage design team efforts on behalf of the ow ncr. <br />B. Attend design review meetings. Establish a recording and communication <br />distribution system w ith the Construction Committee. <br />C. Report and review progress of the project design with the Construction <br />Committee on no less than a monthly basis. <br />D. Review progress of design w ork for conformance w ith approved program <br />and to optimize long term value of project. <br />E. Evaluate design concepts for construcubility w ith regard to: <br />1. Resources (manpow er & material) availability. <br />2. Sequence of construction. <br />3. Control (limit) number of different systems and materials. <br />4. Provide specification review for procurement optimization.
