Mliution that benefits the <br />existing* often long term, Oronorcst citizens are Orono's <br />greatest asset As they grow older, we shoutu not turn them out of <br />their homes, but rather we should help them provide safe and <br />comfortable living conditions in their existing neighborhood. <br />Rural Hou.slng Policies <br />Housing in rural Orono will be limited to single family homes at <br />established rural densities. Orono's Land Use Plan will result in an <br />ultimate rural density of one dwelling per seven acres on minimum <br />lot sizes of S dry-buildable acres each, and one dwelling per four <br />acres where the zoning requires a minimum 2-acrc lot size. This <br />density is consistent with the City's environmental protection <br />commitment and is consistent with the overall Goal of preserving the <br />historic rural cluuactcr of the area. Because of this preferred use. and <br />because there is no provision for any municipal sew er, water or other <br />urban scr\ ices, multi-family development or any densely clustered <br />residential development will generally not be appropriate for nual <br />Orono. However, clustered development at a 2-acre density could be <br />posssible if sewage treatment technology for clustered developments <br />advanced to the point that the City was assured of the long-term <br />operation of the sewage treatment system. <br />The City ’ will promote rehabilitation of existing older or <br />substandard rural homes. Rural Orono contains a significant <br />number of older homes, which also require repair, energy <br />conser ation measures or major rehabilitation. These rural owners <br />also require the same type of assistance often reserved for urban <br />areas, fherefore, the City will promote private and subsidized public <br />rehabilitation efforts in both urban and rural housing improvements <br />programs. <br />City of Orono Coomnaity Manf gcnicnt Pina <br />Srptraber 20M <br />Page 3C-24 <br />I!
