An accessory <br />building on a through lot requires a conditional use permit. The purpose of the <br />conditional use permit in this instance is to assure minimal visual impact on neighboring <br />properties and views from the road. <br />I. The proposed acccs.vory structure would meet all other standards for this district <br />Staff Recommendation: Staff recommendation: Planning Department Staff <br />recommends approval of the reque.sted v ariance and condition i) use permit provided the <br />following conditions are met: <br />I. Vegetative screen and privacy fence along Bohn's Point Rd arc to be maintained. <br />2 Density of the vegetation on the lot ’ •. kept such that the visual impact from <br />County Rd SI be minimized <br />3 No access to Bolui’s Poi^nt Rd for proposed garage___________________ <br />Pcrlincnt Zoning Ordinance Sections <br />1003.10 Conditional Use Permit Required. All accessory buildings on <br />through lots located in “R" Districts shall require a conditional use permit. <br />^ 10 03 9(D) Accessory Building Location: No detached garage or accessory <br />building shall be located nearei the front or street lot line than the principal <br />structure. <br />10.03.9(E) Accessory' Building Setbacks Accessory structures in excess of 750 <br />s.f. footprint area shall be located at least 15' from any lot line. <br />^ 10 03.12 Crowding Principal Building; No accessory structure may be located <br />w ithin 10 ’ of the principal building <br />!0.09.6(AX3) Granting of a cup live proposed conditional use will comply <br />with each of the applicable provisions of the Zoning Chapter. <br />^ 10.24.5(B) Lot Requirements; Side yard setback adjacent to street shalj be 35’.
