Lot area is .39 acre or 78% of <br />the required 1/2 acre. Briefly, <br />the applicants wish to remove the existing house and cabin on the property, and construct a new home. <br />The original request showed a 50' street setback, with 2^,4% <br />hardcover in the 75-250* zone. Applicants were advised that only <br />a 30' front setback is required, and Planning Commission also <br />indicated to applicants that they would have a hard time granting <br />a hardcover variance. Applicants have revised their plans to <br />move the house forward to the 30* setback and have therefore been <br />able to reduce proposed hardcover to 24.6% in the 75-250* zone. <br />Planning Coasd-ssion Reccansendation - <br />At their July 15th meeting^ Planning Commission voted 7-0 to <br />recommend approval of the lot width and lot area variances <br />subject to limiting 75-250* hardcover to 25.0% so that no <br />hardcover variance is necessary. <br />Justification for the lot width and lot area variances is <br />that this lot was platted prior to the current half acre/100* <br />area and width requirements, and that a residence currently <br />exists on the property. <br />For the record, lot coverage will be approximately 11% under <br />the current proposal and there is no problem with average <br />lakeshore setback. Applicants have been advised that removal of fj <br />plastic sheeting underneath the volleyball court in the 0-75* <br />zone and replacement with top soil and sod to make that a non- <br />hardcovered yard area, will not require any additional approvals. <br />Staff Rernundation - <br />Staff recommends approval per the Planning Commission <br />recommendation.
