My general contractor. Scott Cooper, <br />has already reviewed ^e plans with you. j\pparently there are some issues that need to be resolved. <br />Some histoncal information is important here. When we bought the house in 1993, the whole 50 foot deck <br />was enclosed w ith a roof and an extensive railing system. This was removed in order to remodel and expand <br />the structure upward. We actually reduced the total building coverage by 350 square feel by removing a <br />glassed in patio area and a sky port. <br />Not unexpectedly, the deck floor (carpet and plNwood) had detenorated w ith its new* exposure to the elements. <br />It has been unsafe to w'alk on for the past year. I have to replace the total deck flooring. I need to replace <br />the railing s^-stem and reroute the stairs to satisfy safety codes. 1 am requesting to rc-enclose a small portion <br />of the deck (12 feet) to protect us from the elements. No additional building coverage is in these repair plans. <br />Several issues need to be discussed; <br />I. Sight line restrictions : Because our home is on an c.xcavatcd lull there never was any interference with <br />the neighbors* lake view with ilic old co\crcd structure nor will there be with the repaired dock. My <br />neighbors agree with this (see enclosed letters). Additionally my neighbors have a privacy fence betw cen our <br />properties and I have grown a dense arborx itac hedge also to block any view of the deck. <br />2. I oi coverage bv smicmre: By >*our calculations we are over by 228 square feel. Note that we have never <br />added a single square foot to this coverage with our remodeled structure and in fact reduced it by over 350 <br />square feet (see paragraph one).
