'Rie <br />applicant is applying for a rezoning of the property to R-IB <br />from the present zoning of R-IA. Ihe density ratio stated In <br />the application is .575 acres per unit, but the developer has <br />not made allowance for the 50' private road serving the plat. <br />This mi^t bring the density ratio below the minimum requirement <br />of 1/2 acre per unit. The property has sewer and water, a single <br />unit charge for each parcel. There are no designated wetlands <br />within or near the lot lines.
