Mr. Olson stated that he is requesting <br />a variance for construction of an addition to his existing home <br />located aj^roximately 20 ft. from the County road right of way. <br />The two tracts, as shoi« on the survey, have been combined. <br />The front area of the existing house is used for parVing. This <br />is rather restricted because to the west there is a large hill <br />that bloclcs the view and make a dangerous entrance in and ait. <br />Moving the driveway further to the cast will improve the access. <br />Any new access would require County approval. <br />Mr. Stewart explained to the Comnission that by keeping the <br />addition in line with the existing house he would be preserving <br />the natural habitat of the area. <br />The Comnission felt that the addition would be in keeping with <br />the area. McDonald moved, Guthrie seconded, to recommend <br />approval of the variance on the basis that the addition is in <br />keeping with the area, proposed location would require the <br />lease amount of tree removal and the turn around driveway <br />would be an added safety measure. Motion - Ayes (4), Nays (0). <br />Mr. Olson stated that this request is for a conditional use <br />to construct a second grecniiouse on this property. Tlie area <br />is zoned residential and a greenhouse is a conditional use <br />in that zone. A conditional use permit was issued pre­ <br />viously for the one greenhouse already existing on the <br />property. <br />Mr. Holasdc was present. The proposed greenhouse would <br />meet all tlie required setbacks. The greenhouse would be <br />in keeping with the atmosphere of this rural area. <br />Guthrie moved, Hannah seconded, to recommend approval of <br />the application for the conditional use to permit the <br />construction of the greenhouse. It is in the 5 acre <br />zone riiich supports this type of operation. Motion - <br />Ayes (3), Nays (0), Abstain (1). <br />Mr. Filkins was present. He is requesting approval of a <br />variance for construction of a new house and attached <br />garage. Applicant siimitted a letter from a soils <br />engineer. Mr. Olson informed the Commission that the <br />septic system would need to be reviewed by tlie City <br />engineer.
