Welsh, Jr. - 650 North Arm Drive <br />Lot 1 of Auditor's Subdivision #362 Is sewered and has approximately <br />.8 acres of dry bulldable land. The lot qualifies for " a single <br />family dwelling purpose" per Zoning Ordinance Section 31.202. <br />The proposed house will require p front yard setback variance due <br />to severe hardship of the shallow depth of the lot,even at Its <br />widest (dry bulldable) point Is only 126' (Review Exhibit C) , <br />and the lakeshore rear yard setback of 75' makes It Impossible <br />to meet the zoning demands. The driveway entrance as stated on <br />the lot Is acceptable. <br />In Mr. Welsh's letter, he makes mention of a proposed dock to be <br />located 25' from the neighbor's property line at the southeast <br />comer of his lot. The dock appears to meet all requirements <br />as long as It doesn't Involve any dredging, shoreline alteration, <br />decks or retaining walls on steep bank. <br />Variance required: Zoning District LR-IB, Section 34.450 <br />Front yard setback required; 35' <br />proposed: 27’ <br />variance: 8'23X
