Scaling <br />the aerial plat shows at most 7 acres of "dry” land or one building <br />site in the RR-IA zone. Thus, with this zoning, the driveway would <br />at most have three units using it. If. the* zoning were ever to be <br />changed to 2-acre RR-IB, there may be up to six units total using <br />this easement ( 2 Popov, 1 Poisson, 3 Filbrandt ). <br />With three unite using one driveway, standard practice is to require <br />platting as a a outlot. This will isolate a small comer of the Poisson <br />lot (as it is now practically isolated by the road and drainage pattern). <br />Staff reconmends rearranging the property lines in this area also <br />similar to the attached sketch. This must be resolved before preliminary <br />approval. <br />Prior to preliminary approval.
