The location <br />is over the existing parking area and away from several existing trees. <br />The existing non-conforming garage is intended to remain. The side <br />setback proposed does meet state building code requirements. <br />Variances:LR-IC 34.552 <br />Front setback required 30 ft. <br />proposed 15 ft. <br />variance 15 ft.50% <br />Side setback required 10 ft. <br />proposed 3 ft. <br />variance 7 ft.70% <br />Hardship:Existing substandard lot width. <br />Existing location of mature maple trees and plum tree <br />Note: Mr, Proegler has prepared three sketches showing the effects of <br />this proposal: <br />#1 Shows the property as it existed with an old shed Inplace. <br />#2 Shows the property with a new garage located per all <br />setbacks. <br />#3 Shows the requested garage location with variances.
