The <br />ZoniM AAidnistrator presented the Notice of Public Hearing <br />nd TOO Affidavit of Publication. <br />Mr. Muhich stated titat the applicant is proposing to divide <br />tills 9-acre parcel into two lots, each of «Mch would exceed <br />the required 2-acre lot area and 200 ft. lot width requirements. <br />The Planning Coandssion reviewed the letter from the Cointy <br />listing their recoomendations. <br />Fred Herfurth, representing Mr. Dayton, was present. He <br />advised that tiie qi|dicant had sold the property to two <br />individuals based on Planning Coaadssim and Couicil <br />tl. He also requested tiiat the park dedication <br />waived.S5T; <br />Joseph Lee, adjacent property owner, was also in attendance. <br />He-eoqpressed his concern over the d^elopamt of the property <br />around his. He had moved out to tills area because of the <br />rural atmos^re. The Coaadssion reoMnized his concem and <br />also advised that this subdivision apfuication was in keeping <br />with the aqning requirements for tills area and could have <br />been divid^ into more lots tiian he has chosen to do. Mr. <br />Lee advised that it was his understanding tills was going to <br />hqiMn. Mr. Herfimh replied that the easterly portion sold <br />to Jim Lawrence, witii land adjacent to tiie nortii, and he <br />would be subadtting an application to the City for subdivision <br />ap proval of tills parotl nd tiie adjacent 7 acres. <br />After all tiie public were heard, the public hearing was <br />closed at 7:55 p.m. <br />A varianoe is required for tiie location of the existing <br />structure (bam}- The Commission advised Mr. Herftirth <br />of tike park dedication fee policy. <br />' f <br />Gutiirie moved, Hurr seconded, to recoaaa end ^sproval of tiie <br />preliminnry plat subject to a park dedication fee of $250 <br />per lot, a variance of 42 ft. rar tiie existing bam, Cointy <br />fnroval for any aiges or newly proposed access entrances <br />tiie property to Cotaity’Hoad 6 and all other County <br />tions, and all drainage and utility easements as <br />by the City.
