Olson, City Planner #399 <br />DATE:June 8, 1978 <br />SUBJECT: Subdivision - Michael Plank <br />4145 Watertown Road <br />SKETCH PLAN REVIEW <br />The applicant Is proposing a subdivision of his 22 acre tract Into <br />four residential lots each exceeding 5 acres In area. There are <br />some wetlands Involved. The plan, dated June 8, 1978, shows <br />several proposed house locations within required setback areas. <br />This situation should be discussed and resolved. The applicant <br />Intends to Improve these situations on Lots 2 and 4, but may <br />have problems on Lot 1. The Planning Conxnlsslon should strongly <br />consider "average density" PRD lot sizing which would allow Lot 3 <br />to give up area to Lots 2 and 4 to make more logical lot divisions <br />following the lay of the land. <br />This application presents a unique opportunity for the City to <br />review another problem: l.e. the long dead end of Tumham Road/ <br />Chippewa Lane. The Planning Commission and city engineer should <br />carefully review the possibility of connecting the new road to <br />Chippewa Lane for better area vide traffic flow. This may require <br />consideration of a public road or at least the provision for a <br />future public road connection. <br />I
