TO:
FROM:
Planning Commission and Council
Alan P. Olson, City Planner #399
DATE:June 8, 1978
SUBJECT: Subdivision - Michael Plank
4145 Watertown Road
SKETCH PLAN REVIEW
The applicant Is proposing a subdivision of his 22 acre tract Into
four residential lots each exceeding 5 acres In area. There are
some wetlands Involved. The plan, dated June 8, 1978, shows
several proposed house locations within required setback areas.
This situation should be discussed and resolved. The applicant
Intends to Improve these situations on Lots 2 and 4, but may
have problems on Lot 1. The Planning Conxnlsslon should strongly
consider "average density" PRD lot sizing which would allow Lot 3
to give up area to Lots 2 and 4 to make more logical lot divisions
following the lay of the land.
This application presents a unique opportunity for the City to
review another problem: l.e. the long dead end of Tumham Road/
Chippewa Lane. The Planning Commission and city engineer should
carefully review the possibility of connecting the new road to
Chippewa Lane for better area vide traffic flow. This may require
consideration of a public road or at least the provision for a
future public road connection.
I
