Olson, Village Planner <br />DATE: April 20, 1978 <br />RE:Phillip Rusciano, 2340 Watertovm Rd. <br />Subdivision <br />SKETCH PLAN REVIEW <br />This is a proposed two lot residential subdivision (lot <br />split). One new lot is being created with a private <br />easement shown for access. The property is not sewered <br />and is not assessed even though there is a sewer ease­ <br />ment through the north lot. <br />Zoning is RR-lB. Each lot meets the area and width <br />requirements. Lot 1, 163,068 sq. ft. (3.74 acres ex­ <br />cluding road. Including easement to rear lot). Lot 2, <br />87,312 sq. ft. (2 acres+ including creek). <br />Staff recommendations include the required septic site <br />testing on Lot 2 prior to preliminary approval and a <br />flowage easement along the creek. Planning Commission <br />may wish to see Lot 2 increased in area slightly to <br />allow for the creek area. <br />Planning Commission Meeting - April 24, 1978 <br />Rusciano's were notified that they were on the agenda for <br />the April 24th meeting (sketch plan). No representative <br />appeared, hence the Planning Conmission tabled it. <br />Planning Conmission Meeting - May 8, 1978 <br />Mrs. Weinzeirl appeared at this meeting. Planning Commission <br />suggested checking whether creek is subtracted for wetlands, <br />and if it is change division line to keep the two-acre area. <br />i^ecommended that a^tuaj^ location of sewer easement <br />(as built) should be on the final plat. <br />V
