One new lot is being created with a private <br />easement sho\^i for access. Tlie property is not sewered <br />and is not assessed even though there is a sewer ease­ <br />ment through the north lot. <br />Zoning is RR-lB. Each lot meets the area'and width <br />requirements. Lot 1, 163,068 sq. ft. (3.74 acres ex­ <br />cluding road, including easement to roar lot). Lot 2, <br />87,312 sq. ft. (2 acres+ including creek). <br />Staff recommendations include the required septic site <br />testing on Lot 2 prior to preliminary approval and a <br />flowage easement along the creek. Planning Commission <br />may wish to see Lot 2 increased in area slightly to <br />allow for the creek area. <br />'1
