Lot area - 13,560 sq. ft. <br />2. Lot width - 63' <br />3. Street setback for proposed garage - 10' <br />4. Side lot line setback for proposed garage - 3' <br />Variances necessary for approval: <br />1. Lot area - 30,000 sq. ft. <br />2. Lot width - 77' <br />3. Street setback - 25' <br />4. Side setback - 7' <br />Applicant obtained staff approval for an addition to the existing <br />residence about a year ago. This was shortly after the adoption <br />of our current policy. Council waived variance procedures for <br />additions which would not encroach existing setbacks. <br />The location of the new garage as proposed has some drawbacks: <br />1. 19' separation between proposed garage and existing <br />structure on Lot 1 to the north.
