Zoning Administrator <br />March 3, 1978 <br />SUBJECT; 73-1 Easement <br />Rusciano - 2340 Watertown Road <br />Zoning; The property as platted has 5.76 acres and is <br />approximately 325 ft. wide. RR-lB ^one requires <br />2 acres and 200 ft. lot width. Therefore, this <br />parcel could be divided once into two lots with the <br />sewer easement having no effect upon the platting. <br />If the property were to be serviced with the sewer <br />and rezoned to R-IA, the parcel could be divided <br />into 5 lots each exceeding 1 acre and 140 ft. lot <br />width. Assessments would have to be levied for <br />lateral and unit charges. The easement would not <br />affect the platting possibilities due to the shape <br />of the parcel, the minimum zoning requirements and <br />the easement location. <br />As-built location; I walked the line today and compared the <br />manhole (sewer centerline) locations with property <br />corners ana the proposed easement description. My <br />recommendation is to have a surveyor accurately <br />locate the as-built pipe location and provide a <br />revised easement description accordingly.
