Olson, Village Planner <br />April 5, 1978 <br />SUBJECT: Richard Konerza - 245 Tonka Avenue <br />Variance <br />#37 1 <br />REQUEST; To construct a new house on this vacant property. Zone RR-lB <br />2 acre unsewered. <br />VARIANCES;34.842 lot *a and lot width, front and side setbacks. <br />Requirements: 2 acres (87,120 sf) and 200 ft, width, <br />50 ft. front and 30 ft. side setback. Actual: 12,525 sf <br />acre) and 100 ft. width; 35 ft. front, 10 ft. and 37 ft. <br />side setbacks. Variances: 74,595 sf (86X) area, 100 ft. <br />(50%) width; 15 ft. (30%) front setback and 20 ft. (66%) <br />side setback. <br />SPECIAL NOTES:1) The adjacent lots 5 & 6 are also vacant though owned <br />by another party. If all 4 lots 3-6 were to be combined <br />into one building site, a lesser lot area variance would <br />be required (25,050 sf - % acre - 72% variance), and no <br />lot width variance or side setback variances would be <br />necessary. <br />2) Other houses on this block are located on lots <br />ranging in size from 12,525 sf to 18,750 sf. <br />3) This area has had a severe septic system problem <br />due to the soils and relatively dense development. <br />No septic information has yet been submitted for this lot. <br />STAFF RECOMMENDATION:Every effort should be made to develop these 4 <br />lots as one building site rather than 2, and <br />even then the lot size is questionable in this <br />zoning district. No variance should be considered <br />without proof of septic system acceptability and <br />operation.
