JOE WHITNEY - 780 Old Crystal Bay Road South <br />Subdivision (Planned Residential Development) - Sketch Pi <br />Page 2 <br />PLANNING COMMISSION (Sketch Plan Review) - March IT, 1978 <br />Planning Commission reviewed proposal. Two alternates were submitted <br />(P.R.D. and preliminary plat). <br />Developer requested some direction as to what design the Commission <br />might prefer. He indicated a desire to utilize the existing road as an <br />access to the other proposed building sites. <br />The Planning Commission made several suggestions including moving the <br />access road to simplify platting of the property. The Commission did <br />not Indicate any great objection to the P.R.D. proposal. They dld» however, <br />suggest eliminating one building site for lack of dry buildable area <br />reduced by the area of the access road. <br />The Planning Commission also suggested the developer investigate current <br />and projected use of existing utility easement over Lots 7 and 8. Also <br />requested survey Indicating location of existing structures with reference <br />to existing and proposed lot lines. Also suggested developer submit <br />perc tests and location of primary and alternate drainfields for adequate <br />septic facility for each lot. <br />Applicant to prepare revised plans and submit for Planning Commission <br />sketch plan review. <br />STAFF - March 20, 1978 <br />The developer has submitted revised proposal (Exhibit G). A copy is <br />enclosed for sketch plan review at the next scheduled Planning Conmission <br />meeting. <br />PLANNING COMMISSION - March 27, 1978 <br />(Sketch Plan Review) <br />Mr. Whitney was present. <br />The Zoning Administrator reviewed the revised plans which had been <br />submitted since the last Planning Commission meeting. He explained the <br />request is for a subdivision rather than a Planned Residential Development. <br />The Commission advised that the road should be addressed as a separate <br />parcel. <br />The Planning Commission called a Public Hearing for April 24, 1978. <br />It was suggested the location of the existing shed should be noted on <br />the plans. Also, that a review shouLd be made of soils and drainage. <br />Mr. McDonald indicated that some testing of the soil already had been done.
