Kelly - 85 South Brown Road <br />Subdivision <br />SKETCH PLAN REVIEW:This subdivision is a proposed lot line rearrange­ <br />ment and subdivision resulting in three parcels <br />where two now exist. Parcel A, 6.19 acres Including <br />a drainage area along the west edge. Parcel B, <br />with an existing house, 88,447 sf including some <br />wetlands along Brown Road and up to the existing <br />driveway. The area was holding water to within <br />18" of the drive on 4-4-78. Parcel C, with an <br />existing house, 98,150 sf (up from 60,000 sf) <br />including a drainage way along the west edge. <br />Each parcel exceeds the minimum lot area, lot width <br />and structure setback requirements. Staff has <br />asked for copies of the torrens certificates noted <br />on the drawing. <br />I <br />I believe three issues should be addressed: <br />The relationship of this division to the other rec ^nt divisions to <br />the west, particularly the Jackson redlvislon of the Kelly and Kelly <br />division. Note that when the Kelly and Kelly division was first <br />proposed, staff recommended a review of all of this property for <br />continuity and good planning of roads, access, lot design, etc. <br />Access is important. Parcel A at 6 acres could be redivided. I <br />suggest further review of possible divisions and road location. <br />The road should be an outlot with access available to all future <br />lots. A real possibility is the connection of this road to the <br />new cul-de-sac in the Jackson division along the route of the <br />existing road which connects these houses to the nursery buildings. <br />The "ravine" noted in earlier reviews is not that much of an obstacle. <br />The wetlands and drainage areas should be identified and protected <br />in the standard manners. Septic testing will be required on Parcel A, <br />• ■'
