Dye <br />The intent of this letter is to rhov hrirdshinr to proj'erty or. II5 fnith <br />Avenue in rectii'os to variance application. <br />The first hardship ic space. The eyirtir.^ structure hac 6°5 square feet <br />of useable floor space. This is the size of. a snail epartrent. The need for <br />additional living space ic creat. <br />The second hardship is appearance. Because of oricinal cor.ctruction the <br />building taltes on a chanty appearance. The proposed addition vill make .lest use <br />of the existing structure while changing the appearance to a coherent monostructura - <br />not an add-on look. This vill result in a major neighborhood improvement. <br />The third hardship deals with ph.j’Eical restrictions, l.e find it wculd be <br />difficult to build in any other direction than proposed, the reasons being as follcusi <br />1. Northwest - The well is located near the center of the northwest wall epprorimately <br />six feet from structure. There is also a large tree approximately 16 feet from <br />structure, <br />2. Northeast - Although there is 25 feet of space between the two existing buildings, <br />a deck on the garage building reduces this space to IS feet. Any structure added <br />on between these two buildings would only allow six feet of space sepaiating them. <br />3. Southeast - The southeast wall is 28 feet from lot line which is insufficient space <br />in which to build. <br />The fourth reason is dealing with solar energy. In the proposed plan a gi*eat <br />majority of the windows will be located on the southeast vail of the addition. These <br />would be high efficiency, triple-glased windows ar.d will act as a passive solar col— • <br />* lecting BystctTi. The walls of the ©Tieting stinicture will be heavily insulated aa <br />will the walls and ceiling of the addition. This will contribute to energy efficiency <br />of entire house. Locating the addition on any other area would greatly reduce the <br />cajacity for this type of solar collection, and energ;,' efficiency. <br />In conclusion, what we intend to do with this addition is to create a more com <br />fortable, energy efficient home. It should also be stated, that permission was <br />obtain©' in writing from all adjoining neighbors, be feel the addition would greatly <br />improve “to appearance of the neighborhood and +he City of Orono: and would gi^atly <br />appreciate your compliance to the variance reruested.% <br />Tharil: you. <br />r.r.
