Lot size and <br />location of existing structures are non-conforming. <br />Mr. Dye would like to build a 12* x 24* addition to the rear of his <br />existing residence. A 50 ft. rear yard setback is required in this <br />district. The proposed addition would result in a 3 ft. encroachment of <br />the 50 ft. setback requirement. A variance of 3 ft. would be necessary <br />for Approval. <br />Since the one variance is necessary I would suggest we address the remaining <br />non-conformities. <br />The lot lacks 100 ft. in width and 68,970 sq. ft. in area. The existing <br />garage is approximately 12% ft. from the road so a variance of 37% ft. is <br />necessary. <br />I believe we could request the applicant to remove the existing non- <br />conforming kennel. <br />The following exhibits are enclosed: <br />1.
