The Johnsons are <br />requesting a permit to expand and remodel their existing residence at <br />the above location. <br />Their lot is only 50 ft. wide with an area of approximately 6,723 sq. ft. <br />The property is located in an LR-IC zoning district with a required lot <br />width of 100 ft. and an area of 21,780 sq. ft. <br />The existing house is currently located 4.1 ft. fi^oni the west property <br />line and 11.6 feet from the east property line. <br />The Johnsons are requesting approval to square off the void northwest <br />corner of the residence for additional room, 'fhey would maintain the <br />existing setback of 4.1 feet from the west property line. <br />The expansion and remodeling on the east side of the house would consist <br />of removing the existing attached garage and replace this with a new <br />tuck-under garage at the same elevation. The front of the proposed <br />garage would be in line with the front of the existing dwelling. The <br />proposed addition would set back 10 ft. from the east property line. <br />Above the proposed garage the Johnsons are requesting approval of 2 <br />second story bedrooms and one bathroom. This addition would be setback <br />a minimum of 10 ft. from the east property line. <br />• <br />We recently adopted the policy of not requiring variances for proposed <br />additions that do not encroach on existing setbacks even if the setbacks <br />and lot requirements are non-conforming. I'm still somewhat vague about <br />this policy, however. Some of these proposals might result in problems <br />to the City. I wouldn't want to be responsible without first consulting <br />you. <br />I'm enclosing a copy of the complete packet of material as submitted when <br />the application was made.
