TO:
FROM:
Planning Commission
Hank Muhich, Zoning Administrator
^302
DATE:March 17, 1978
SUBJECT: Russ Johnson - 3508 Lyric Avenue
Variance - Lot Area Width and Side Setback
The Johnsons are requesting permission to add to an existing non~conforming
residence.
The proposal as submitted indicates no encroachment of required setbacks
or reduction of any other existing non-conforming setbacks. The permit
could probably be issued without first obtaining a variance. The addition
would not exceed 50Z of the value.
I am, however, somewhat concerned about issuing a permit without first
obtaining a variance. A second story addition located only 12 ft. from
the existing single story residence to the east might impose a hardship
to this neighbor.
I've requested some direction from the Administrator, but he too Is
apparently skeptical. I'm enclosing a copy of my memo to Mr. Benson
which explains the proposal as submitted rather than duplicate.
