i i» <br />TO; <br />FROM: <br />Planning Connilsslon <br />Hank Muhich, Zoning Administrator #366 <br />DATE:March 17, 1978 <br />SUBJECT; William Taylor - 2227 & 2229 Shadywood Road <br />Subdivision (lot split) Preliminary <br />Mr, A1 Quello, attorney representing the owner, has submitted an application <br />to divide the existing parcel into 2 separate lots. <br />The property is currently occupied by 2 residences. The residences were <br />purchased individually by 2 separate parties. Prior to these transactions, <br />I notified several parties of the problems that might result from situations <br />such as this. Some of our own staff members were interested in this <br />property. <br />You will note the date on the application form is November 1, 1976, <br />Several previous appointments were made regarding this proposal, but <br />submitting the application was delayed iintil now. <br />A Public Hearing should be scheduled on this issue even though the <br />division appears simple. Public Hearing can be scheduled after the <br />Planning Commission completes its sketch plan review. <br />I*m enclosing copies of the following exhibits: <br />1. Exhibit A <br />2. Exhibit D <br />Subdivision application form <br />Survey indicating proposed split and structure <br />locations <br />Plat map indicating site location <br />List of property owners within 350 ft, of subject <br />property - certified by Mr. Quello, applicant's <br />attorney <br />This property is located in an LR-IC Zoning District. Lot requirements are: <br />1. Lot area - % acre (21,780 sq. ft.) <br />2. Lot width - 100 ft. <br />3. Side setbacks - 10 ft. <br />proposed lots are each 50 ft, wide. Ix>t A consists of approximately <br />12,450 sq. ft. Lot B consists of approximately 11,100 sq. ft. The <br />residence on Lot B is only 7 ft. from the west lot line. <br />Therefore, the following variances should have to be addressed before <br />the division would be approved: <br />Lot A 1. Area - 9,330 sq. ft. <br />2. Width - 50 ft. <br />Setback on existing residence - 8.3 ft. <br />M <br />i.i <br />A
