Waterous, owner of property at 2648 Casco Point Road <br />The Commission acknowledged receipt of copies of letters outlining <br />suggestions and recommendations from the D.N.R. and City Engineer. <br />The letter from the D.N.R. suggested a preference of access and utilities <br />be located along the north lines rather than in the unimproved public <br />right-of-way along the south lot line. <br />The letter from the C^ <br />following: <br />Engineer suggested the applicant submit the <br />(1) Certified survey of property specifically locating Casco Point Road <br />right-of-way as traveled. <br />(2) Indicate access driveway and utility easement for Lot B on proposed <br />plat (along north lot line of A). <br />(3) Driveway plans (existing and proposed elevations - fill required <br />and driveway cross section). <br />(4) Sanitary sewer detail - (elevation of existing municipal sewer line <br />and proposed Individual connections and grades of sewer lines for <br />each lot). <br />(5) Indicate surface drainage easements on property including culverts <br />if necessary under proposed driveway. Drainage easement to be approved <br />by City Engineer. <br />(6) Submit an erosion control plan prior to construction on either lot. <br />Erosion could be cr strolled with mulch, temporary straw bale, dikes <br />or other techniques to prevent sediment rxinoff, (erosion control <br />method to be approved by City Engineer). <br />The Zoning Administrator suggested the applicant prepare revised preliminary <br />plans and submit them for review by Planning Commission at next meeting. <br />Also suggested the following conditions be resolved prior to submitting <br />final plat for approval so resolution of approval could be t;'nal without <br />any tmresolved conditions: <br />(1) Park dedication fee of $2,000 ($1,000 per lot). <br />(2) Current title opinion addressed to City approved by City Attorney. <br />(3) Pa)rment of additional assessments: <br />a. One water unit of $580 <br />b. Two sewer units (one for each residence to be paid <br />when respective building permits are issued). <br />Planning Commission after reviewing proposal tabled the issue until <br />revised plans are submitted for consideration.
