Check Exhibit A. <br />This property is located in an LR-IC Zoning District. The lot and set­ <br />back requirements in this district are as follows: <br />1. Lot area - 21,780 sq. ft. <br />2. Lot width - 100 ft. <br />3. Street setback - 30 ft. <br />4. Rear setback - 30 ft. <br />5. Side setback - 10 ft. <br />Exhibit B indicates location of subject property on plat map section. <br />Exhibit C (survey) indicates lot dimensions and location of existing <br />dwelling. The following non-conforming conditions exist: <br />1, Lot area - 10,124 sq. ft. <br />2. Lot width - 79.5 ft. <br />Exhibit D shows proposed addition. This addition would extend beyond <br />the required setbacks. Proposed setbacks: <br />1. Rear setback - 22.7 ft. <br />2. Side setback - 9.4 ft. <br />Variances required if proposal is approved: <br />1. Lot area - 10,124 sq. ft. <br />2. Lot width - 20.5 ft. <br />3. Rear setback - 7.5 ft. <br />4. Side setback - .67 ft. (8") <br />Both the sewer lateral and sewer unit charges have been assessed to this <br />lot. No additional adjacent land is available for expansion as residences <br />occupy the lots on either side.
