#35 <br />£kH/OI7--P <br />SUPPLEMENTAL INFORMATION SUBMITTED BY VAN DALE, INC. <br />Qw <br />Van Dale, Inc., has entered into a purchase agreement with Byrdie C, <br />Robb, the owner of approximately 15.32 acre tract which is the subject <br />of this application for rezoning, said purchase agreement being conditioned <br />upon obtaining this rezoning. Van Dale, Inc., is the occupant of the <br />properties on the Southeast corner of Highway 12 and Old Crystal Bay Road, <br />just across the road to the East, from the subject property. The property <br />includes approximately twenty acres owned by an affiliate, Veda, Inc. <br />The Veda Property is presently zoned industrial and the properties are <br />used for a manufacturing plant and associated offices and warehouse <br />facilities. <br />Van Dale intends to purchase this property for investment purposes and <br />to facilitate future expansion of its operation. No immediate development <br />of the property is contemplated^no specific future plans have been made. <br />While the future is uncertain, it is anticipated that future expansion <br />of the Van Dale operation would be of the general type of manufacturing <br />currently carried on by it. This manufacturing operation has been and <br />continues to be one in which it is substantially w’ithout negative effect <br />upon the environment, having a minimum amount of air pollution, noise and <br />the like. Also, it requires minimum sewer facilities reqquiring only <br />facilities to handle the human waste waters, not any manufacturing <br />process waters or the like. <br />The property across Highway 12 to the North is the Orono School Property <br />which should not be negatively effected by the requested rezoning. The <br />property to the West is currently used for orchards and the railroad <br />tracks are to the south of the property. <br />In view of the industrial property immediately to the East of the <br />property (across Old Crystal Bay Road) this would not constitute spot <br />industrial zoning in a residential area but simply is a natural extention <br />of the present industrial zoned area.
