Muhich, Zoning Administrator <br />DATE: <br />SUBJECT: <br />February 3, 1978 <br />Byrdie Robb - 2805 Wayzata Blvd. <br />Rezoning - RR-lB to Industrial <br />Attached are documents submitted January 26, 1978 relating to the above <br />proposal. <br />Exhibit A - application by Byrdie Robb for rezoning parcel 2445 of plat <br />41333 from RR-IB Residential to I-Industrial. <br />Exhibit B - Legal descriptions of property. <br />Exhibit C - Van Dale, Inc. explanation of purchase agreement with Byrdie <br />Robb and rationalization of proposal. <br />Exhibit D - Certified list of neighbors. <br />Exhibit E - Petition for rezoning signed by 8 of 11 neighbors. <br />Exhibit F - Partial plat map indicating Robb property. <br />Some of the establishments in this area are currently connected to the Long <br />Lake sewer line through agreement of the three parties (Orono, Long Lake <br />and property owner). Some reports, however, have indicated the Long Lake <br />plant and existing sewer lines might lack the capacity to service additional <br />units. <br />Potential traffic hazards should also be addressed. Additional vehicular <br />access onto the existing Hwy #12 could only add to the hazardous traffic <br />conditions we've been attempting to resolve at this intersection servicing <br />the Orono School facilities. <br />Copies of this proposal with requests for comments have been forwarded to <br />the: <br />State Hwy Department <br />City Administrator <br />City Attorney <br />City Engineer <br />Chief of Police <br />City Public Works Director <br />A public hearing has been scheduled for the regularly scheduled Planning <br />Commission meeting of February 27, 1978 at 7:30 P.M.
