The property is located in an LR- <br />IB zoning district. The lot and setback requirements in this zone are <br />as follows: <br />1. <br />2. <br />3. <br />4. <br />5. <br />Area - 43,560 sq. ft. <br />Width - 140 ft. <br />Street setback - ,35 ft. <br />Side setback - 10 ft. <br />Lakeshore setback - 75 ft. <br />Exhibit C - section of plat map - indicates location of subject property. <br />The lot is currently occupied by a mobile home and two garages. The property <br />is currently non-conforming - reference Exhibit E. <br />1. Existing mobile home - 10 ft. from street <br />2. Garage A - 14 ft. from shoreline <br />3. Garage B - 15 ft. from shoreline and 7 ft. from side lot line. <br />The subject lot does not meet requirements. Lot dimensions - Exhibit E. <br />1. Lot area - approximately 14,800 sq. ft. <br />2. Lot width - approximately 100 ft. <br />Variances that would be required if lot was to be approved as building <br />site: <br />1. Lot area - 28,760 sq. ft. <br />2. Lot width - 40 ft. <br />r. <br />Exhibit B indicates proposed site plan. Moving or removal of garages A & B <br />Although the lot is substandard the property is sewered and assessed for <br />sewer. No additional adjacent land is available for expansion as residences <br />occupy properties on either side..
