Box 66 <br />Crystal Bay, Minnesota <br />iiliowi <br />55323 <br />OEC <br />S.P. 2713- T.H. 12 <br />Plat Review of Long La3:e Woods located <br />north of TH 12 betvreen Brown Road and <br />approximately 1/4 mi. west, parcel 3030 <br />in NW 1/4 of Sec. 34, T 118, R 23, in <br />City of Orono, Hennepin County <br />V1LLAG5 OE 0R0^*O <br />Dear Mr. Muhich: <br />We are in receipt of the above referenced plat for our review in accordance <br />with Minnesota Statutes 505*02 and 505*03> Plats and Surveys* We find the <br />plat acceptable for further development with consideration of i;he followim? <br />comments: <br />-The southern half of the plat drains directly to the north ditch adjacent <br />to T.H. 12. Erosion protection for this area should be a major concern be­ <br />cause development could substantially increase the irmoff toward the highway. <br />Before final grading plans are developed, we suggest the developer or his <br />engineer contact our District Hydraulics Engineer, Mr. M. J. Spielmann, at <br />545-3761, extension 126 for additional information in regard ta the drainage. <br />-The plat indicates commercial zoning adjacent to T.H. 12. Because of this, <br />we would not anticipate any problems in regard to noise from the Highway. <br />-Trunk Highway 12 serves as the main arterial through this area. Long range <br />plans for T.H. 12 in this area are indefinate; therefore, efforts should be <br />made to protect the safety and operating efficiency of the existing facility. <br />One of the most efficient ways to accomplish this is continual review of any <br />new proposed development and to make recommendations to avoid conflicts with <br />the existing facility. In this light, we recommend the developer plan his <br />development in such a way that direct access to and fron T.H. 12 be limited. <br />This con be accomplished by construction of a frontage road as a part of the <br />development. <br />that consideration be given for a common intersection at <br />Brown Road and Virginia Avenue.
