Muhich, Zoning Administrator <br />February 3, 1978 <br />Karl Gardner - 2885 - 6th Avenue North <br />Subdivision (Preliminary) Public Hearing - February 27, 1978 <br />Exhibit A - Application for subdivision of 10+ acre parcel into 4 lots. <br />Each lot exceeds the minimum 2 acre area requirement in the RR-IB zoning <br />district. Each lot also meets the minimum 200' lot width requirement. <br />Access to Lot 1 of Block 1 and Lot 1 of Block 2 would be directed toward <br />Jamestown Road (private road to Liberty Acres Plat). <br />Exhibit B - Indicates location of subject property on plat map. ; <br />Exhibit C - Proposed subdivision - 4 lots (Lot 1, Block 1 - Lots 1, 2 & 3, <br />Block 2 and private road providing access to Liberty Acres Plat which was <br />approved by Council December 13, 1976 (Resolution #733 - copy attached). <br />Records will indicate that the County Public Works Department recommended <br />and approved this location as access to the Liberty Acres Plat, I haven't <br />been able to find any documentations on easements or association agree <br />ments which probably should have been approved before releasing Resolution <br />#733 (Exhibit D) which approved the Liberty Acres Plat. The resolution <br />lists the conditions, but we don't have any documents confirming that these <br />conditions were fulfilled. We will have to address this issue of access <br />at this time. We might consider some type of association agreement which <br />would include all parcels of Liberty Acres and Lot 1, Block 1 and Lot 1, <br />Block 2 of the Karl Gardner Plat providing the City Attorney agrees with <br />the suggestion. <br />Copies of the proposal along with requests for comments have been forwarded <br />to: <br />Hennepin Covmty Public Works Dept. <br />Minnehaha Creek Watershed District <br />City Administrator <br />City Attorney <br />City Engineer <br />City Public Works Director <br />Schedules for meetings of Planning Commission and Council have been changed. <br />Hereafter, the Planning Commission will meet the 2nd and 4th Monday of <br />each month. Therefore, the Public Hearing relating to this issue has been <br />scheduled for February 27, 1978 at 8:00 P.M. <br />The following issues should be addressed so all conditions will be resolved <br />before a resolution of approval is drafted:
