A formal application be made for a condi­ <br />tional use permit per 35.022 for operation of <br />the "motor fuel station". This permit to set <br />out in writing all landscaping, curb cut, <br />parking, etc. conditions per 38.500. <br />2. A formal application be made for a rezonlng <br />to revise the existing district boundaries to <br />coincide with the proposed lot division; all of <br />Lot 1 to be RR-IB and all of Lot 2 to be B-1, <br />such rezoning to be pursuant to all required <br />reviews and hearings and to be effective only <br />upon recording of an approved final plat. <br />3. Concurrence with the Hennepin County Dept, <br />of Transportation requirement to close access <br />to County Road 15 except for one commercial <br />driveway approximately 120 ft. north of Central <br />Avenue. <br />4. Applicant to provide a landscaping plan and <br />schedule of completion for review with the condi <br />tional use permit prior to final plat approval. <br />5. Combination of the remaining Tourangeau <br />residential lots (7-14 & 20) for tax purposes. <br />6. Closing of the rear station window per State <br />Building Code requirements. <br />A.J.
