The motion passed. <br />Tim Adams, developer for the project, was present <br />The Zoning Administrator instructed the the <br />Commission that along with the variance request, <br />Mr. Adams is also requesting final plat approval. <br />e informed the Commission that Mr. Adams did not <br />submit the final plat until 2->23-*78 which was not <br />adequate time for staff to prepare a recommendation <br />prior to the meeting. <br />He stated that one condition when the Planning <br />Commission originally approved the subdivision was <br />that there be only two riparian lots and that the <br />lot meet the 200 ft. minimum lot width requirement. <br />He explained that Mr. Adams appeared at the Council <br />meeting and was advised to come back to the <br />Planning Commission and apply for a variance for <br />three riparian lots. <br />Commissioner Hurr stated the setback requirements <br />In this zoning district are 50 ft. from the front <br />lot line and 50 ft. from the side lot line. <br />Tim Adams stated he is asking for a 35 ft. variance <br />for Lot 6 and explained this lot has a considerable <br />amount of wetlands and would be better for a <br />smaller house. There is a total of 565 ft. along <br />the shoreline and each of the comer lots. Lots <br />and 7, will meet the required 200 ft. lakeshore <br />width.
