Section 10.28, Subdivision 5 (B): Side Yard Setback: To permit the conversion of attic space to <br />living space by raising the roof where the existing residence is 28β from the side lot line wheβ-e 30' is <br />required for the RR-1B zoning district. <br />Application Summary: The applicants have requested a side yard setback variance to convert <br />attic space to living space. The existing residence is located 28β from the side lot line where 30 β <br />is required in the RR-IB zoning district. <br />Discussion: <br />The existing residence was built in 1960. The property is located in a two acre zoning distric* . <br />However, the property is in a neighborhood of substandard lots more in character with one acre <br />zoning standards. If one acre zoning standards were applied to this property the residence would <br />meet the 10 *" side yard setback. ' _J, <br />1 he proposed project will not increase the amount of lot coverage by structures.
