Dahlstrom Development LLC #02-2789/02-2840 <br />*Stonebay* Final Development Plan Review <br />October 18,2002 <br />Page 11 <br />Staff Recommendation <br />Planning Commission should review each of the topics presented above and determine whether they <br />have been adequately addressed by the developer. Planning Commission is requested to make <br />reconunendations to Council that focus on the following issues: <br />1 . Acceptability of site layout. <br />2. <br />3. <br />4. <br />5. <br />6. <br />Acceptability of building styles and proposed materials & color palettes. <br />Acceptability of provisions for pedestrian circulation, accessibility and connectivity. <br />Acceptability of recreation amenities, both private and public. <br />Recommendations on site lighting as well as Kelley Parkway lighting and streetscape. <br />Acceptability of overall landscape plan. <br />7. Recommendations regarding housing affordability. <br />8. Recommendations regarding development covenants. <br />Planning Commission is again encouraged to identify any issues with any of the above and <br />recommend revisions or changes as you see fit. Applicants have requested that Planning <br />Commission make a recommendation to Council for Council action on November 12 in order to <br />meet applicants’ schedule. If Planning Commission feels that for some reason the Final <br />Development Plans require substantial revisions or additional Planning Commission review beyond <br />the October 21 meeting, your options include scheduling a special meeting or tabling until your <br />November 18 meeting. <br />Any recommendation for approval should include a recommendation that applicants work with staff <br />to resolve outstanding engineering and other related issues either noted in this memo or which may <br />come to light in the future.
