Box 66 <br />OystBl Bay, MN 55323-0056 <br />Re: Stonebay Plan Review <br />Dear Mike: <br />The Qty of Long Lake has received the October 18, 2002 staff report and a copy of the <br />plans for the 167 unit Stonebay development (application #02-2840) located on the <br />north side of West Wayzata Boulevard between Willow Drive and Old Crystal Bay Road. <br />We appreciate the opportunity to add to the public discussion of this proposal, which <br />appears to have many strong elements that may complement or directly benefit the aty <br />of Long Lake. The purpose of this letter is to provide comments on these plans. <br />Of primary concern is the future development of the four oudots, in particular Outlets A <br />and D, and how the development of these outlots may be beneficial or harmful to our <br />community. Community Management Plan Map 3B-7 identifies this area as Parcel Group <br />1, which further refines the Xommerciar guidance for this area as office and retail that <br />Is accessory to the office. We understand that these outlets are not proposed to be <br />developed at this time, and an additional public review will be required when <br />development is proposed. <br />The Long Lake Planning Commission supports steeing these parcels for office <br />development, and to a limited degree, limited scale retail that is cleariy and directly <br />associated with the office land use. The office land use would compliment our efforts to <br />Implement the Downtown Master Plan, which encourages the intensification of the <br />downtown area by bringing more people to our community during traditional business <br />hours. <br />P^mittlng non-local, medium- or large-scale retail uses to spread along the existing <br />Highway 12 corridor would significantly impede the short- and long-term success of the <br />downtown core. Limiting the possibility of future retail and related commercial <br />development supports our historic ^forts to encourage the clustering of retail and <br />related commercial development in the downtown area to work towards acNeving a <br />greater critical mass to support a more diverse and lively downtown jrea. <br />We are also encouraged that the additional households in this development and the new <br />senior housing project will live In such dose proximity to the downtown.
