ASLA <br />Landscape Architect/Planner <br />RE:Review of Final Development Plan <br />#02-2789/2840 Dahlstrom/Landform Development: “Stonebay” <br />(Highway 12 at Willow Drive) <br />In response to your request, we have reviewed the Final Development Plan submittal drawings <br />for the proposed Stone Bay project and have the following comments. <br />Drainage and Utility Easement Clarification <br />I. Sheet 1 of the plat states that the developer donates and dedicates to the public for public <br />use forever the parkway and the drainage and utility easements as shown on the plat. <br />2. Sheet 2 of the plat shows drainage and utility easement over all of Outlot F. Portions of <br />Outlot F will be developed in future Phases A and D and the drainage and utility easement <br />will need to be revised and vacated on the areas to be developed. <br />Building Massing and Character <br />1. Sheets A1.1, A1.2, A1.3, show elevations of the street, rear and fiont/garage facades of the <br />rambler units. The design of these one-story walkout units includes varied roof and wall. <br />planes that reduce the apparent building mass and scale and will add visual interest to the <br />units. These units are generally traditional but not strongly based on a specific period or <br />style. They incorporate some nice architectural trim and detailing, stone veneer and other <br />potentially attractive materials. They also include windows on all building facades which <br />reinforce the visual interest and character of the units.
