Sectioi 10.27, Subdivision S(B): Front Yard Setback: To permit construction of an attached <br />garage/bedroom addition to be 41.5 ’ from the front lot line where 100’ is required for the RR-1A <br />zoning district. <br />Application Summary: The applicant has requested n front yard setback variance to vinstruct <br />an attached garage/bedroom addition to the existing residence. I'he proposed attached <br />garage/bedroom addition is to replace an existing detached garage that will be demolished. <br />The proposed attached garage/bedroom addition is to be located 41.3’ from the front property <br />line, where 100’ is required in the RR-IA zoning district. The existing residence is 51.9’ from <br />the front property line, where 100' is required in the RR-1 A zoning distiict <br />The detached garage being removed is 46.7’ from the front property line. The detached garage <br />was constructed in 1963 and met the setback required at that time. <br />1 he property is served with an on-site septic system and well. Matt Bolterman, Septic Manager, <br />reviewed the proposed project and did not find any issues. The existing system is conforming <br />and sized for 2 bedrooms. The homes after the proposed additions will remain at 2 bedrooms. <br />1 he well is located on the north side of the residence, (between the residence and Sixth Avenue <br />North). <br />The proposed attached garage/bedroom will result in an increase of structural coverage on the lot <br />to 1,723.62 s.f. (3.9%) where 6,637 s.f. (15%) is allowed. <br />Discussion: <br />The existing residence was built in 1945. The existing residence is located 51.9’ from the front <br />property line. The property is located in a five acre zoning district. The subject property is <br />substandard at 1.02 acres. <br />The interior layout of the house would make it difficult to construct a functional attached <br />garage/bedroom at a location not needing a variance.
