The site is located at <br />3320 Watertown Road. The applicant is proposing to subdivide the property into two buildable lots. <br />We have the following comments with regards to engineering matters: <br />• The site is comprised of primarily low-lying wetlands. The wetland boundaries adjacent to <br />the buildable portions of Lot 1 and Lot 2 and all of Outlot A should be delineated and the <br />delineated w etland boundaries shown on the survey. Drainage easements should be provided <br />over all wetlands and drainage ways. <br />• Drainage and utility easements .should be provided 5-fcet wide along all lot lines except <br />along the railroad and W'atertown Road frontages where they should be 10-feet wide. <br />• Access to Lots I and 2 w ill be provided from Watertown Road across Outlot A. The existing <br />grades on Outlot A north cf Watertown Road exceed 1 3%. T he driveway that serves Lots 1 <br />and 2 should not exceed a 10% grade. The driveway should be constructed to a minimum <br />width of 20-feet. Driveway construction may impact the existing wetlands and mitigation <br />may be required.
