The applicant <br />has made changes to the proposal and met with the City Engineer and Public Works Director. The <br />new plan indicates a berm to be constructed on the property that will have the following <br />characieristici: <br />grade (.hanges are 5’ or more from the lot lines, <br />a 3:1 slop';. <br />the toe of the slope will be at the sewer force main. <br />will range in height from 4’ to 8' and in width from 20’ to 50* <br />Conditional Permit Required (Section 10.03, Subdivision 19): <br />A conditional use permit is required for land alteration of greater than 500 cubic yards. The revised <br />nian is estimated to require 1500-2000 yards. The property is located within a shoreland area. The <br />> 'UP allows the City to notify surrounding property owners and requires City Council approval for <br />such proposed projects. <br />Land Alteration and Transporting the fill to the Site: <br />2,000 cubic yards of fill can be measured by the number of truck loads that will be required to <br />transport the material to the site. A typical truck can haul between 10 to 15 yards of fill. That would <br />mean a total of approximately 160+ truck loads would be delivered to the site. The access route to <br />the property will be down Brown Road to Bay Ridge Road. Bay Ridge Road is a private road and <br />the number of trucks hauling is a concern.
