Additional Parking Lot Improvements <br />a)* ’ Discuss requirements for protecting the fire hydrant with the Fire Marshal and install <br />posts to protect the hydrant and restrict parking around the hydrant. <br />b) Stripe parking lot for 13 -9’ X 20’ spaces, including one handicap accessible space. <br />Since the applicants will not take ownership of the property until mid-November much of the above <br />stated work will not be completed until after occupancy of the building and some items might not be <br />completed until ^ring, 2003. The applicant’s have expressed a willingness to do all the above <br />improvements to the property. The City of Orono will enter into a Development Agreement with the <br />applicants. The improvements will require a letter of credit for 150% of the estimated costs of the <br />improvements. A letter of credit will allow the City to draw funds to complete any improvements <br />should they not be completed. <br />Staff RccommeDdation: <br />1 . Staff recommends approval based on a conclusion that the proposed use is substantially <br />similar to the existing use as a furniture store and to other permitted uses in the district. <br />2. Staff recommends approval of the conunercial site plan, subject to the applicants complete the <br />items listed as items I--V on page two of this memo. <br />1m
