3. <br />4. <br />5. <br />6. <br />7. <br />Approval of “Preliminary Utility Plan” per Sheet C4.1 dated 9/18/02,subject to <br />the additional requirements specified by City Engineer Tom Kellogg in his letter <br />dated September 25,2002. <br />Approval of “Preliminary Landscape Plan” per Sheet L2.1 dated 9/17/02, subject <br />to the- following additional conditions: <br />a) City reserves the right to require revision to the tree species and tree locations <br />proposed along the Kelley Parinvay frontage to ensure their compatibility with <br />the final Kelley Parkway strectscape plan yet to be approved by the City <br />Council. <br />b) The trash enclosure shall be further screened by vegetation to minimize direct <br />view of the opening by westbound Highway 12 traffic, subject to City staff <br />approval. <br />Approval of floor plan and facade elevations for the Medical Office building per <br />Sheets A1 .1 , E1 .1 and E1.2 by Shea Architects (undated). <br />Approval of Signage Plan per Sheet ELI (undated). <br />Approval of Lighting Plan per Sheet E2.1 dated 9/18/02, subject to limiting the height <br />of light standards to 20' above grade and revising the location and number of <br />luminaires to more uniformly iight the parking areas. <br />NOW, THEREFORE, BE IT RESOLVED that based on the findings of Rcsoi iiion <br />No. 4680, the City Council of the City of Orono does hereby grant General Development Plan <br />App oval for Plaimed Unit Development No. 3, subject to the following conditions: <br />1. <br />2. <br />General Development Plan Approval is granted subject to conditions established <br />within Resolution 4680 and subject to the conditions established within the <br />Planned Unit Development No. 3 Agreement and other pertinent documents. <br />Upon the final approval and execution of this resolution and the Planned Unit <br />Development No. 3 Agreement, the City Council shall formally approve an ordinance <br />amending the official zoning map of the City to rezone the Property and the Adjacent <br />Page 4 of 7
