Discussion: <br />The property is located on the west side of the channel going to Forest Lake. It has water on two <br />sides limiting the buildable area of the property. Because of this uniqueness, almost 80% of the <br />property lies within 75* of the lakeshore. This is similar to the Pheasant Road property which <br />was granted hardcover variances earlier this year, partly based on the fact that the runoff from th <br />e residence an driveway has a significant area of 0-75* to filter through as compared to the typical <br />lakeshore lot; in this case it is spread over a 0-75* zone that is 150*+ in width. <br />The subject property shares a driveway with the adjacent neighbor to the west. There is a <br />turnaround enabling the property owner to exit the property to drive out onto North Shore Drive <br />rather than backing out. <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit A. The applicant should also <br />be asked for their testimony regarding this issue. <br />The property owner feels a variance should be granted due to the disproportionate amount of land <br />located within 75* of the lakeshore. <br />bsucs for Consideration: <br />1. <br />2. <br />The existing residence was built in 1971, prior to current zoning standards. <br />The topography of the property is such that runoff will drain towards the lake and not <br />toward neighboring properties.
