I am applyino <br />for a front yard setback of 20’ In place of the 30’ I am zoned for to <br />accommodate an attached garage addition. <br />1.1 have an Irregular shaped lot on a hill. The hill and the fact that mv <br />lot has a large percentage of area In the 75’ setback gives me a limited <br />area for structures. <br />2. The fact that I have several utility easements criss crossing my <br />property limits the area that Is buildable as I cannot build on a utility <br />easement. ^ <br />3. The fact that I am the last house on a dead end street but I am not in a <br />cul de sac situation constricts my front setback requirements. <br />4. The fact that the orientation of my house is such that my front yard <br />setback is actually to the side of my house. 2910 Casco Cove has the <br />same situation with an attached garage closer than 30’ to Casco Pt Rd. <br />Please note: <br />1. My proposed addition does not block anyones view of the cove. In fact <br />(see attached photos) the proposed structure Is almost entirely hidden bv <br />trees* most of which are evergreens. ^ <br />\ <br />A
